Many of our enquiries come from families in the Gulf, Singapore, the UK and the US who want to own a holiday property back home. The good news: NRIs can buy property in India – as long as it is the right kind of property.
What NRIs and OCI card holders can buy
Under India’s foreign exchange rules (FEMA), Non-Resident Indians and Overseas Citizens of India can buy residential and commercial property, including approved residential plots, without special permission from the Reserve Bank of India.
What NRIs cannot buy
NRIs and OCI card holders cannot buy agricultural land, plantation property or farmhouses in India, except in limited cases such as inheritance. This is why it matters what the land is classified as – always check before you pay.
How to pay
Payment must come through normal banking channels – typically from money sent to India or from your NRE, NRO or FCNR account. Cash and third-party payments should be avoided.
Buying without flying down
