When you buy a plot in a layout, the approval of that layout is one of the first things to check. In Kerala, plotted layouts are reviewed by the town planning authority – often referred to as DTP approval – before plots can be sold as an approved layout.
What DTP approval covers
Layout approval checks that the plan meets planning rules – for example road widths, open spaces, plot sizes and access. An approved layout gives buyers more confidence that the plot can be used as planned and registered without surprises.
Why RERA registration also matters
Projects above a certain size must be registered with the state Real Estate Regulatory Authority (RERA). RERA registration means project details are on record with the regulator, giving buyers another layer of transparency.
A simple checklist before you buy
- Ask for the layout approval letter and approved layout plan, and check your plot number on it.
- Ask for the RERA registration number and look it up on the state RERA website.
- Have an advocate review the title deed, encumbrance certificate and land tax receipts.
- Check that the plot size on paper matches the plot on site.
- Confirm what amenities are complete and what is planned, in writing.
